The 167 W. Erie project is located in Chicago's Near North Side area. The site is bordered to the north by Erie St, to the west by Wells Street, to the south by Ontario St and to the east by LaSalle Boulevard. Currently, the site contains an existing 7-story office building, Gino's pizza and an auxiliary parking garage. As part of the new development, the Gino's and the parking garage will be demolished, the office building will remain.

While primarily a for-rent residential building, the project can be broken down into 3 components: The residential tower building with ancillary parking and ground level retail, the existing and currently occupied office building which will require modifications to accommodate the residential tower and a 1-story partial floor interior amenities level and exterior roof deck addition located on top of the existing office building.

The residential tower will be high-rise construction. The building will be a concrete slab and column structure with glass-window wall. The building will contain ground floor core and shell retail space as well as the residential entry lobby. Public parking, with a total of 110 stalls, will occupy floors 9 through 34.
